Common questions about our wooden cottages and building process.

Yes, they survive well in the Indian climate. Basic annual maintenance and smart building practices can make your project last for many years. Weather protection and pest control are essential, and you should ensure the structure does not get waterlogged. We have houses and hotels built in 2012 that are still standing strong and looking beautiful today.

Factory production of materials and on-site assembly of all walls and partitions as specified in the plan. Assembly of doors and windows with glass, locks, latches, gate hooks, and tower bolts. Also included is the three-layer roof. If you have opted for a turnkey solution, there will be other inclusions specified in the quotation.

You will need permissions from local authorities; these are usually easy to get as the structures are considered temporary. You must supply a raised, flat plinth for assembly as per our specifications. After assembly, plumbing, electrical work, and polishing or painting must be carried out. We can arrange this, but you may get a better deal from local providers. Pre-construction and post-construction pest control treatment is also recommended.

Other expenses include applicable taxes, transportation of materials to your site, providing electrical points and basic assistance for the assembling team, and providing food, accommodation, basic amenities, and travelling fare to the assembling team.

Our structures are guaranteed against material and workmanship defects. We handle any problems that may arise until the structure is fully assembled, inspected, and handed over to you. We will handle post-construction damages at cost and also offer an AMC scheme if you would like us to maintain the structure for you.

Yes, at your own risk. We can supply materials with detailed assembly instructions if you would like to assemble the cottage yourself. Individual pieces are clearly marked and we provide detailed diagrams of how each piece fits together. We can also send a supervisor to guide you if required. We do not make free replacements of materials damaged by unskilled assembly and recommend you opt for the option including on-site assembly.

Based on our regular manufacturing workload, we generally advise a 60-day waiting period from the time you place your order. This also gives you time to prepare the plinth, plumbing, and other facilities. Depending on the size of the structure, we can assemble common models within a few hours or a couple of days with a full team. Structure assembly is quick; finishing (polishing, painting, exterior weather coat) takes additional time. With efficient local plumbing and electrical contractors, you can have your place ready within about a week from material delivery.

Since 2010 we have undertaken projects across India including Delhi, Kerala, Gujarat, Maharashtra, Tamil Nadu, Shillong, the Andaman & Nicobar Islands, and dozens of other locations. We also have an export licence and can ship models internationally. We welcome international resort orders.

We are always happy to help. Customers may need changes, repairs, and maintenance on their purchases. We can guide you if you want to do it yourself, or you can reach out for dismantling, relocation, renovation, repair, and rebuild services. We can also provide replacement parts in case of damage. Support is chargeable as per your requirements; quotations and advice are free.

Our structures use imported pine wood specially imported for the purpose—not recycled packing material. The wood is kiln dried to reduce moisture content and prevent shrinkage. Each plank is crafted by skilled workmen using modern machines and finished for a perfect fit. The wood is lightweight, easy to handle, and provides excellent thermal and acoustic insulation.

Benefits, climate suitability, and material quality.

Apart from being environment-friendly, wooden houses offer several advantages: quicker to build (on-site assembly in about 15 days vs. 1–1.5 years for brick and mortar); environmentally sustainable; wind bracing that withstands storms and earthquakes up to magnitude 9; excellent thermal and noise insulation; cost-effective (prefabricated wooden homes can be 30–40% less than traditional construction); and high energy efficiency with less need for heating or air conditioning.

Roofs are 100% waterproof. Every ton of wood used saves about 5.7 tons of CO₂ from entering the atmosphere. Construction is time- and energy-efficient (about 33% vs. conventional structures). Structures can be dismantled, relocated, and reused. They offer increased thermal performance, lower carbon footprint, insulation about 12 times better than concrete, seismic resistance, and a soothing, stress-relieving environment. Timber is renewable and regulated; well-insulated wooden homes reduce electricity use and carbon emissions.

Wooden cottages are economical compared to concrete. There are fewer hassles on private property under applicable local regulations. They build fast—we leave your site with a cottage, not construction debris. Design changes are flexible. Our technology allows easy dismantling and relocation. Wooden houses offer higher ROI and can meet 5-star furnishing standards. Tourists prefer them for aesthetics. They can be built in coastal regulatory zones closer to the sea—you live closer to nature.

India has distinct summer, winter, and monsoon seasons. Wood is a natural insulator, effective against both cold and heat. Our houses withstand heavy rains and, with interlocking techniques, force-7 wind pressure in windy areas. We have installed 500+ cottages across India—in Goa, Maharashtra, Shillong, Mussoorie, and other climates. Double-wall cottages with 50 mm rockwool insulation are available for extreme cold or heat (optional, at additional cost). Basic maintenance includes pre-construction plinth treatment and asphalt membrane barriers, annual (or six-monthly) pest control, exterior weather-proof coating every 1.5 years in tropical/monsoon climates (every two years otherwise), wiping walls every 2–3 months, keeping surroundings free of dry leaves, and keeping the roof clear. For G+1 structures we recommend fibre coating in first-floor bathrooms only.

Wood is imported from Russia and Sweden and is FSC certified (a new tree is planted for every tree cut). Our in-house design team provides quality and unique designs. We use CNC machines for tongue & groove, finger joint, and interlocking. Pine density is around 510–540 kg/m³, close to sal wood, making the product strong and durable. Moisture content is around 12–16%. Tight growth rings make the wood strong, elastic, and resistant to shrinkage and swelling. We use specialised exterior chemicals with UV filters and water repellents, and interior sleek-base chemicals to prevent decay. Regular pest control and clean surroundings are still required. Our cottages can meet 5-star standards when well furnished. We provide a one-year warranty against manufacturing defects and after-sales support.
